Leasing Management Fees & Services
- Year lease is 7%
- 3 to 8 months is 1/2 month commission
- One half month commission for month-to-month lease
- Property management fees if needed
- Residential management:
- 4% for rent collection only- we can discuss your needs and work with you
- 6% management of house and tenant plus rent collection
- 8% for management tenant and house and paying of bills. Full property management - the best in town!
- For units or commercial rate are 6% of gross rents
- Vacation rentals management is 5%

I have a full Maintenance, Handyman and cleaning service. I expect all properties to be returned to me from the tenants the same way received – professionally cleaned windows and all. I have a 24 hour a day handyman/cleaning service ready to help without notice.
I personally photograph all my properties - my second passion is photography. The quality of my photos and amount of photos I take help make my website the #1 website in town.
I personally approve all tenants. My rule in the office is that all paper work, including applications and leases are approved by me before being submitted to the owner. I personally meet with all clients to make sure I do not see any red flags. I am super knowledgeable and an expert on reading between the lines. My tenants are the best in town!
I can pay bills including your mortgage payments, property taxes, insurance, utilities, repairs, and anything pertaining to the ongoing management of the property. There are never any fees added just your agreed management fee.
I can sign and deliver three-day notices, or if necessary, contact eviction services. I personally do not have to deal with these because I pick the best tenants.
I have a Trust account for all monies. I provide you with both monthly and annual reports. I deposit all rents by the 5th of the month into your account!
