LIST YOUR RENTALS 4-6 WEEKS BEFORE AN EXPECTED VACANCY
by Lucas HallĀ
In my opinion, the best time to look for new tenants is 4-6 weeks prior to the expected vacancy. Not only will you likely avoid having an empty unit, but I also believe that the renters who are searching for housing 4-6 weeks prior to their desired move date, make the best tenants.

Iā€™ve noticed a correlation between finding tenants, and the ā€œGoldilocks principleā€œ. There are certainly extremes between renters, but the best ones are somewhere in the middle. Those renters who are too extreme in their housing search are usually the worst tenants.Ā

For example, renters who are attending showings three months prior to their move date wonā€™t be willing to sign a lease so early, and like Goldilocksā€™ porridge, are ā€œtoo coldā€. Inversely, renters who needed to have a place yesterday are ā€œtoo hotā€, and are probably running from evictions or some other crisis that Iā€™d rather not be a part of. Those renters that I find within 4-6 weeks from the potential move-in date are usually ā€œjust rightā€
