If you’ve come to us, we know your home is important to you. And as knowledgeable, dedicated local professionals, our goal is to help you find a highly qualified, low-maintenance tenant for your property, whether for long-term or vacation rental.  We use AppFolio portal  software for owners and tenants.

Because when you care about your home, we do too.


How we work

As soon as we take a new listing, the marketing begins immediately. Listing Managers Danielle Purcell, owner, and Laura Baptista, who’s been with Team Laguna for over 15 years, will get the ball rolling. Office Assistant and Property Manager Kate Keast, herself a 20-year Team Laguna veteran, runs the rental division and property management team.

We advertise on as many websites as possible. In addition to the MLS, we submit your information to the local newspaper and an extensive network of online real estate sites to give your home maximum exposure (please see attached for examples and details). This is more than a one-time ‘blast’—it’s a continuous engagement until we find you the ideal tenant.

Tenant screening
With a process that includes reviewing of application, credit and background screening, three months of bank statements, and verification of income and copy of ID. We also check references with past landlords.

Team Laguna owner and broker Danielle Purcell personally approves all tenants. All paperwork, including applications and leases, are approved by Danielle before being submitted to the property owner. Her knowledge, expertise and ability to read between the lines have shaped Team Laguna’s success; however, the owner always has the final say and approval for applications.

Short-term rentals are prepaid and subject to a shorter application form.


What it costs

Our current fee schedule is as follows:

Leasing fees
(As all of our listings are published in the MLS, we fully cooperate with other brokers; commission is shared)

Year lease is 7%
Short-term rental is 15%
½-month commission for month-to-month lease

Residential Management
(optional)

Option #1 - Lease, Rent Collection and Basic Coordination
The 4% management fee will provide:

  • Rent collection and forwarding of checks to landlord (less management fee)
  • Annual visual inspection of property’s exterior condition
  • Fielding of complaints from tenants and coordination of maintenance and repairs
  • Forwarding of billing for services to landlord, or advance payment by check (landlord pays bills directly)
  • Exclusions: Trust account, income/expense reports, NSF collections, eviction services

 

Option # 2 – Lease, Rent Collection and Moderate Coordination
The 6% management fee will provide:

  • Trust account maintenance, including rent collection and clearing through trust account, deduction of fees and issuing of check to landlord
  • Fielding of complaints from tenants and coordination of maintenance and repairs
  • Securing of approved purchases, such appliances
  • Maintaining agreed-upon balance in trust account for payments of services; e.g. lawn, utilities, repairs
  • Payment of utilities and maintenance through trust account (excludes mortgage and tax)
  • Semi-annual visual inspection of property’s exterior condition
  • Annual income and expense reports
  • Posting and mailing of 3-day notice to quit
  • Exclusions: Major repairs and remodel


Option # 3 – Lease, Rent Collection and Turn-Key Coordination
The 8% management fee will provide:

  • Trust account maintenance, including rent collection and clearing through trust account, deduction of fees and issuing of check to landlord
  • Posting and mailing of 3-day notice to quit
  • Fielding of complaints from tenants and coordination of maintenance and repairs
  • Securing of approved purchases, such appliances
  • Maintaining agreed-upon balance in trust account for payments of services; e.g. lawn, utilities, repairs
  • Payment of all bills through trust account
  • Semi-annual visual inspection of property’s exterior condition
  • Bidding on repairs and remodels
  • Access and oversight for vendors, contractors and designee of the landlord
  • Monthly income and expense reports
