Prop 60/90 - Property Tax Breaks for Seniors - Selling and Buying Orange County Real Estate

What are the elibibility requirements for Prop. 60/90?

California property owners who are over 55 years of age may qualify to transfer the assessed value of their principal residence sold in County "A" to their new principal residence in County "B".

A copy of the tax bill from the other county and a copy of the applicant's birth certificate will be required by the County Assessor to be included in the application.  A Copy of the grant deed for the new purchase along with a copy of the closing statement of both the sale and purchase are also required.

This is where the agents  likes to do “side deals” when selling a home, making them "invisible" to the average home buyer. Todays market is called a sellers market because the demand is greater than supply.  Reasons for this include that many property owners sold their properties at the top of the market in 2006 and many others lost  their homes in the great crash of the real estate market in 2007-2011.   When inventory is low and there are more buyers than homes,  the prices sky rocket fast.  Today's prices in parts of Laguna Beach are just as high if not higher than the top of the market in 2006. The best way to get top dollar for your home is to list it with an agent that puts property in the MLS listing system.   When you use a brokerage that  is a member of MLS and puts all listings in MLS,  you will have a better chance of getting top dollar for your property.…
